Contract to Close

  • Introduction to clients, lenders, title, and  co-op agent
  • Order title + provide all necessary documents to the title closer
  • Contact seller and buyer’s agent with inspection confirmation details
  • Create Inspection Objection and Resolution forms using your language/remarks (I will always edit for grammar and spelling)
  • Audit contract documents for compliance 
  • Track contract deadlines + communicate with broker for action items 
  • Ensure all required signatures are in place – in the event this takes more than two requests, I will contact you upon the third request
  • MLS – I will change listing pending and close out, paying careful attention to MLS rules for timing
  • Upload all contract to close documents into your company’s preferred document storage system
  • Order home warranty, upon your direction
  • Schedule closing based on your timing requests
  • Send Commission Disbursement Authorization to title company
  • Create and distribute closing package to client
  • Send review request, upon your direction

Enhanced Start to Close

Listing Service:

  • Prepare all docs using your guidance on pricing, dates, and terms
  • Create transaction and upload all necessary documents into your company’s contract management system
  • Upon direction, order any pre-inspections of property
  • Contract Review 
  • Counterproposal preparation – You provide all items
  • I’ll send all contracts and docs to Seller with a brief one sentence description; you’ll be responsible for all detailed explanations

Buy Side Services

  • Prepare all contracts, amends, objections  using your guidance on pricing, dates, and terms
  • Unlimited Contract drafting – if it takes you 50 tries to get your buyer under contract, I’ll prepare 50 offers
  • Create transaction and upload all necessary documents into your company’s contract management system 
  • Upon direction, order inspections of property
  • Follow up with lender regarding any issues
  • I’ll send all contracts and docs to Buyer with a brief one sentence description; you’ll be responsible for all detailed explanations

Contract to close

CONTRACT TO CLOSE: $400
• Create the file in CTM and any office systems
• Create and/or add names to disclosures, if desired
• Introductions to all parties:
• Next Steps email to Buyer with disclosures and Earnest Money info
• Next Steps email to Seller
• Contact Sheet to Title. Order title, if listing.
• Contract and applicable deadlines to Lender
• Intro email to Co-op Agent
• Order HOA docs, if applicable. Distribute as applicable.
• Order inspection, if desired. You tell me date and time range.
• Ensure all signatures
• Create Inspection Objection or Resolution
• Upload all reports and disclosures to CTM and/or contract management system

• Periodic emails to confirm that lender is on track
• Assist with scheduling of closings and walkthrough
• Order Home Warranty, upon direction
• Order sign removal, upon direction
• Close out file, MLS, and create client package of all signed docs
• Send review request to client, as desired
